It is decided to first demolish the existing building to ground floor, due to the structural solidity of the underground floor that houses the safes and installations rooms, that serves as the imprint that permits the construction of a new building with modern office criteria. Two different office blocks, of different heights, 5-floored and 2-floored respectively, oriented towards the Ronda de Santa Maria square, so that they establish as backdrop of the ancient wall door. These blocks are joined by a low glass volume that articulates the accesses to the building enabling a North-South transparency. The plot limits are diluted, new pedestrian routes are formalized enabling to enjoy the gardens of the site, and a series of platforms are made to delimit the building footprint and establish the contact of the building with the urban surrounding. The architecture piece is divided from the residential buildings towards the lining of the park, which permits to create a space that articulates and provides the relationship and urban scale of the building with the surrounding, and give it as much sun as possible for the whole year. The typical floorplan is organized by means of a technical spine where the vertical com- munication nucleus, toilets, brackets, etc. are placed and serve the work space organized as an office landscape related with the park. The building is closed towards the building areas with the seminar opening only a series of holes controlled and protected by a thermal bed space. The park wall has an enveloping glazing where the studies and work areas are oriented, protected from solar radiation by a deep open gallery that harmonizes the relation with the external space with a different rhythm and density according to the use where it is placed. The South-eastern wall is the urban wall of the building. Here, with a big shadow hole harmonized by some protection elements by means of Brisoleil, a different deepness of the wall plan gives it a very interesting vibration and light and shadows games.
